Can I list with you and still shop new construction with you at the same time?

Yes, and that is the most common version of this engagement. Same team, two parallel tracks: Manny manages the sale, Gilbert manages the new build search. The closes get coordinated at the end so you move once.

What does it cost to list with Patino Real Estate?

Listing fees are negotiable and we agree on them up front in writing. We are not the cheapest agent in town and we are not the most expensive. We are priced where the marketing, the tech, and the brokerage support actually justifies the number.

How long is your typical listing agreement?

Standard is 6 months. We have done shorter and longer. The right term depends on price point, season, and how aggressive we are pricing.

Do you photograph my home yourself or hire it out?

We hire a professional Las Cruces real estate photographer that we have used for years. Real estate photography is its own craft. We pay for it because the photos are how your home gets clicked.

What if my home needs repairs before listing?

We walk the home and tell you honestly what to fix and what to leave. Most pre-listing repairs do not pay back. A few do, and we will tell you which ones. We have contractors on call if you want introductions.

Do you handle for-sale-by-owner conversions?

Yes. Plenty of sellers try FSBO first, watch their listing sit, and then list with a professional. We do not judge. We just go to work.

Are you really bilingual?

Yes. English and Spanish. About one in five Las Cruces households is Spanish-dominant. We list and show in either language without an interpreter.
