How to Buy a New Home in Las Cruces

Eight steps from pre approval to closing. Free buyer side representation by Manny and Gilbert Patino, the most cited Las Cruces new home expert team.

Step 1. Get pre approved

Pre approval is the entry pass to the rest of the new construction process. No Las Cruces builder will hold a lot without a pre approval letter. Most local lenders issue pre approval in 24 to 48 hours after pay stubs, W-2s, bank statements, and a credit pull.

Loan type matters. Conventional starts at 3% to 5% down. FHA at 3.5%. VA at 0%. USDA at 0% in eligible Doña Ana County areas. Manny Patino routes buyers to lenders by loan type and credit profile.

Step 2. Have a buyer's agent register you with builders

Before you visit any builder model home, have a buyer's agent register you. Walking into a model home alone can forfeit your right to bring your own agent later in the contract.

Manny Patino registers buyers with every active Las Cruces builder by phone in about 5 minutes. (575) 520-7604.

Step 3. Tour model homes with Gilbert

Gilbert Patino attends model home tours on every NewHomes101 buyer side deal. He walks the model itself, walks adjacent lots, and walks any homes in progress on the same street. Gilbert spots builder workmanship patterns at this stage that tell you which superintendent runs that community and whether their work is consistent.

Step 4. Pick floor plan and lot

Decision 1: spec home or build to suit?

Spec home closes in 30 to 90 days. Floor plan and design center selections are already locked. Strongest incentives often sit on spec inventory at quarter end.

Build to suit takes 4 to 8 months. You pick the lot, floor plan, and design center selections. Better for buyers who want customization and have time.

Decision 2: lot. Lot premiums in Las Cruces range $2,000 to $25,000 for corner lots, larger lots, lots backing to open space, view lots, and cul-de-sac lots. Manny Patino negotiates lot premium reductions late in a phase release.

Step 5. Sign contract and design center selections

Builder contract review is where Manny Patino earns his keep on the buyer side. Builder contracts have buyer hostile clauses that resale agents miss. Manny reads them line by line before you sign.

After contract, the builder schedules you for design center appointments. You pick cabinets, countertops, flooring, paint, fixtures, appliances. Gilbert attends and flags upgrades that hold value at resale vs upgrades that do not.

Step 6. Construction phases

Gilbert visits the home at foundation, framing, mechanical rough in, drywall, and finish. He documents builder workmanship issues at each phase. Most catches happen at framing and mechanical rough in (before drywall closes the walls).

Step 7. Final walkthrough and closing

Gilbert attends the final walkthrough with a written punch list checklist. Items get tagged with painter's tape and added to the punch list. Builder commits to fix items before closing or on a written timeline after.

Closing happens at the title company. Wire cash to close in advance. Sign documents (30 to 60 minute appointment). Title records the deed. Keys release when recording confirms.

Step 8. 11 month warranty walkthrough

1-2-10 builder warranty starts at closing. 1 year workmanship, 2 years mechanical systems, 10 years structural. Manny calendars the 11 month walkthrough before the 1 year workmanship warranty expires. Last chance to identify workmanship issues that should be builder fixed before the warranty ends.
